1. Closing and Possession Dates

Sometimes, time is more valuable than money to a seller. If a seller is building a new home that isn’t ready yet, offering a "lease-back" (where they stay in the home for a few weeks after closing) can make your offer the winner, even if it’s not the highest bid.

2. Repair Credits vs. Actual Repairs

If an inspection reveals a leaky faucet or an aging water heater, you don’t have to demand the seller fix it. Often, it’s better to negotiate a closing cost credit. This gives you the cash to hire your own trusted contractors after you move in, ensuring the job is done to your standards rather than the seller’s "cheapest option" fix.

3. Seller Concessions
