Not Everything is About the Price

Winning Beyond the Price Tag

When most people think about real estate negotiations, they focus on one number: the purchase price. But a winning deal is often defined by the terms, not just the dollar amount.

In any market, there are dozens of moving parts in a contract. If you’re looking to get the best value, here are five things we can negotiate beyond the price.

1. Closing and Possession Dates

Sometimes, time is more valuable than money to a seller. If a seller is building a new home that isn’t ready yet, offering a "lease-back" (where they stay in the home for a few weeks after closing) can make your offer the winner, even if it’s not the highest bid.

2. Repair Credits vs. Actual Repairs

If an inspection reveals a leaky faucet or an aging water heater, you don’t have to demand the seller fix it. Often, it’s better to negotiate a closing cost credit. This gives you the cash to hire your own trusted contractors after you move in, ensuring the job is done to your standards rather than the seller’s "cheapest option" fix.

3. Seller Concessions

Buying a home is expensive, and cash is king. We can negotiate for the seller to pay a portion of your closing costs. This keeps more money in your bank account for new furniture, renovations, or an emergency fund, effectively lowering your out of pocket cost to move in.

4. The "Bonus" Items

Did you fall in love with that custom patio set? Almost anything is negotiable. Including specific personal property in the contract can add thousands of dollars in value to your move without increasing your mortgage payment.

5. Contingency Timelines

In a competitive market, speed is a bargaining chip. By tightening your due diligence period (the time you have to do inspections and appraisals), you give the seller peace of mind that the deal will close quickly. This makes your offer look much cleaner and more professional.

Negotiation is about finding the "win-win." By looking at the whole contract, not just the price, we can craft an offer that protects your wallet and gets you the keys.
